1. 72 Green Hill Road- The Board shall hear an application filed by Andrew Stone for Special Permits pursuant to the Westwood Zoning Bylaw Sections §4.5.3.2.3 [Portico] and §4.5.3.3 [Expansion of Nonconformity]. The Petitioner proposes to demolish an existing one car garage with breezeway and build a two-car garage and breezeway with living space above. The existing structure is nonconforming with the main portion of the home located 25.6’ from the front lot line where 40’ is required. The Petitioner is proposing to build a front portico that will extend 3.8’ further into the front setback. The existing garage/breezeway is located 39.9’ from the front lot line. The proposed addition will be located 32.3’ from the front lot line at its closest point, expanding the preexisting nonconformity. The property is located in the Single Residence C (SRC) zoning district.
