1. 136 Beechnut Road- Continued from 8/20/25- The Applicant has submitted a letter to Request Withdrawal of the application Without Prejudice The Board shall hear an application filed by Vishard Baker for Special Permits pursuant to the Westwood Zoning Bylaw Section §4.5.3.2.2 [Nonconforming Structures-Vertical Extension] and §4.5.3.2.3 [Portico]. The Petitioner proposes to construct a second story addition to an existing single-family home. The existing home violates the front setback at 34.67’ where 40’ is required. The existing structure also violates the south side setback at 12.2’ where 20’ is required. The proposed second story addition will extend the front and north side nonconformity vertically within the setback. At the front of the structure a covered entrance/portico is proposed to extend 30.7’ into the front setback. The Petitioner seeks relief under Bylaw sections §4.5.3.2.2 and §4.5.3.2.3. The property is located in the Single Residence C (SRC) zoning district.
2. 7 Bridle Path- The Board shall hear an application filed by LRJ Construction for a Special Permit pursuant to the Westwood Zoning Bylaw Sections §4.3.3.2 [Accessory Uses – Motor Vehicle Storage]. The Petitioner proposes to construct a pool house with accessory dwelling unit above and a one car garage bay. The existing single-family home on the property has an attached three car garage. The proposed pool house with a single garage bay will result in parking or storage of more than three (3) motor vehicles. The property is located in the SRC (Single Residential C) zoning district.
3. 62 Everett Street- The Board shall hear an application filed by 62 Everett LLC for a Special Permit pursuant to the Westwood Zoning Bylaw Sections §4.1.5.8 [Motor Vehicle Sales and Rental] and 4.1.5.9 [Motor Vehicle General Repairs] The Petitioner has purchased the existing commercial building at 62 Everett Street and proposes to operate a motor vehicle sales/rental business and general repairs facility at the location. The property is located in the Highway Business (HB) zoning district.
