1. 1471 High Street-The Board shall hear an application filed by Vinicius Massote for a Special Permit pursuant to the Westwood Zoning Bylaw Section §4.5.3.2.2 [Nonconforming Structure-Vertical Extension]. The Petitioner proposes to construct a second story addition over a portion of an existing single-family home. The existing structure violates the south side lot line by 15.4’ at its closest point and 17.1’ at the furthest, where 20’ is required. The proposed addition extends the existing nonconformity vertically in the south side setback. The property is nonconforming due to lack of area, lot width and frontage. The property is located in the Single Residence C (SRC) zoning district.
2. 14 Burgess Avenue-The Board shall hear an application filed by Vinicius Massote for a Special Permit pursuant to the Westwood Zoning Bylaw Section §4.5.3.2.2 [Nonconforming Structure-Vertical Extension]. The Petitioner proposes to construct a shed dormer addition on the north side of an existing single-family home. The existing structure violates the north side setback at the closest point by 13.8’ and 16.6’ at its furthest, where 20’ is required. The portion of the house being raised is also 30’11” from the front lot line where 40’ is required. The proposed construction will extend the nonconformity vertically in both the north side and front setbacks. The property is located in the Single Residence C (SRC) zoning district.
3. 136 Beechnut Road-The Board shall hear an application filed by Vishard Baker for Special Permits pursuant to the Westwood Zoning Bylaw Section §4.5.3.2.2 [Nonconforming Structures-Vertical Extension] and §4.5.3.2.3 [Portico]. The Petitioner proposes to construct a second story addition to an existing single-family home. The existing home violates the front setback at 34.67’ where 40’ is required. The existing structure also violates the north side setback at 12.2’ where 20’ is required. The proposed second story addition will extend the front and north side nonconformity vertically within the setback. At the front of the structure a covered entrance/portico is proposed to extend 30.7’ into the front setback. The Petitioner seeks relief under Bylaw sections §4.5.3.2.2 and §4.5.3.2.3. The property is located in the Single Residence C (SRC) zoning district.
