- 1446 High Street- Hearing continued from 6/18/25 meeting. The Board shall hear an application filed by Aaron Guazzaloca for a Special Permit pursuant to the Westwood Zoning Bylaw Sections §4.1.4.8 [Essential Services] and a Variance from Section §5.2.3 [Dimensional Requirements].The Petitioner on behalf of Dedham Westwood Water District, proposes to construct a new booster pump station at the residential property located at 1446 High Street. The essential services use is allowed by Special Permit by the Zoning Board of Appeals. The proposed site location of the pump station violates the required 40’ front setback with the closest point of the structure being 14’ 11” from the front property line, resulting in the need for a Variance. The property is located in the Single Residence C (SRC) zoning district.
- 7 Sunrise Road-The Board shall hear an application filed by Glayton Da Cruz for Special Permits pursuant to the Westwood Zoning Bylaw Section §4.5.3.2.1 [Nonconforming Structures-Horizontal Extension] and §4.5.3.2.2 [Nonconforming Structures-Vertical Extension]. The Petitioner proposes to construct a second story addition over one section of an existing single-family home. The existing structure violates the front setback at 38.2’ where 40’ is required. The proposed second story addition in this area raises the height in the setback, extending the nonconformity. The single-story addition on the left side of the structure also extends the nonconforming front wall horizontally. The property is located in the Single Residence C (SRC) zoning district.
- 14 Sexton Avenue-The Board shall hear an application filed by Thanh Tra Nguyen for Special Permits pursuant to the Westwood Zoning Bylaw Section §4.5.3.2.2 [Alterations of Nonconforming Structures-Vertical Extension]. The Petitioner proposes to construct a second-floor addition and side porch to an existing single-family home. The existing east wall violates the side setback at 10’ where 20’ is required. The existing home violates the front setback at 24.2’ where 40’ is required.The proposed construction will extend the nonconforming east and front walls vertically in the setback.The existing west side porch wall violates the side setback at 13.7’, where 20’ is required.The existing porch will be demolished and a new porch built 18.4’ from the west side setback. The property is located in the Single Residence C (SRC) zoning district.
- 49 Sunrise Road-The Board shall hear an application filed by Evan Davis for Special Permit pursuant to the Westwood Zoning Bylaw Section §4.5.3.3 [New or Expansion of Nonconformity]. The Petitioner proposes to construct a covered front entry that extends into front setback further than the existing house.The existing house is located 37.95’ from the front lot line, where 40’ is required.The proposed front entry would extend 5.89’ further into the setback which exceeds the 4’ maximum allowed under §4.5.3.2.2.An existing interior staircase terminates 3’ from the front door, creating an area in which the in swinging front door impacts the ability to access the stairs safely. The project proposes to push the front entry wall out by 2’ to create a safer condition inside the home.Relief under §4.5.3.3 is sought to construct the 2’ addition and portico, resulting in 5.89’ extension into the setback. The property is located in the Single Residence C (SRC) zoning district.
