1. 346 University Avenue- The Board shall hear an application filed by Batten Bros. Signs for Special Permits pursuant to the Westwood Zoning Bylaw Sections §6.2.15, §6.2.7.1 [Signs-Number], 6.2.7.2 [Signs-Square footage]. The Petitioner is proposing a total number of eight (8) signs on site, where the maximum allowed is two (2). The project entails a four-sided monument sign that is considered (4) signs, two (2) directional signs with logos and two (2) building mounted branded signs. The total square footage of signs is 150.36 SF, over the allowable maximum total size. The property is located in the Industrial (I) zoning district.
2. 64 Hawthorn Street- The Board shall hear an application filed by John Welch for a Special Permit pursuant to the Westwood Zoning Bylaw Sections §4.5.3.2.1 [Alterations of Nonconforming Structures-Horizontal Extension], §4.5.3.2.2 [Alterations of Nonconforming Structures-Vertical Extension], and §4.5.3.3 [Expansion of Nonconformity]. The Petitioner proposes to construct an addition to an existing single-family structure. The north side wall side of the existing structure violates the side setback at 13.7’, where 15’ is required. The proposed addition to the rear of the home, will extend the existing north wall nonconformity both horizontally and vertically. The proposed horizontal extension of the north wall will also result in a slightly increased nonconformity, violating the side setback at 13.5’. The property is located in the Single Residence A (SRA) zoning district.].
3. 1446 High Street- The Board shall hear an application filed by Aaron Guazzaloca for a Special Permit pursuant to the Westwood Zoning Bylaw Sections §4.1.4.8 [Essential Services] and a Variance from Section §5.2.3 [Dimensional Requirements]. The Petitioner on behalf of Dedham Westwood Water District, proposes to construct a new booster pump station at the residential property located at 1446 High Street. The essential services use is allowed by Special Permit by the Zoning Board of Appeals. The proposed site location of the pump station violates the required 40’ front setback with the closest point of the structure being 14’ 11” from the front property line, resulting in the need for a Variance. The property is located in the Single Residence C (SRC) zoning district.
